Allianz Tower will be the newest icon of Kuningan. As a major tower in the main CBD area of Jakarta, it is important that the architecture reflects the aspects of ESD (Environmental Sustainable Design).
The following are a series of sustainable aspects of the building, which are in line with the ESD fundamentals :
- Building Orientation
The design of this tower is slimmest on the East and West sides to reduce the heat and UV from direct sun that go down right onto these façades.
- Natural Water Absorption
Allianz Tower minimized the basement area; therefore 70% of its site is able to function as a natural rain-water absorbent. This is important in order to solve the flood problem in Jakarta. With this system and recycling of rainwater and grey water of the tower, we could reduce substantially the amount of water waste that will be otherwise discharged into the rivers. The soil around Allianz Tower is maximized in its use as natural water absorbent and natural filter. The City Council of DKI Jakarta only suggests minimum of 30% of total site area as natural absorption area, we provide close to 70%.
- Water Recycling
80% of the grey and black water will be recycled for reuse to water the plants, as flushing water for the toilet, and to operate the cooling tower, as we use the water cooled air conditioning system to cool the building.
- Rainwater Harvesting
Rainwater is collected from roof area and stored in basement water tank for future use as recycled water together with the recycled water from Sewage Treatment Plant.
- Only 20% of the water waste will be discharged to the existing Centralised Sewage Treatment Plant, which is located on the North side of Allianz Tower and operated by the DKI municipal Government.
- Technologically Advance Glazing
Double glazing is used in the building façade; a combination of 8mm thick Reflective Glass and 6 mm thick Clear Glass, with a 12 mm gap of vacuum space in between. This Double Glazed Facade will reduce the amount of heat drastically and eliminate excessive traffic sound from the main road.
- The use of energy saving bulbs, such as LED bulbs and T5 fluorescence in most of the offices area will reduce electricity usage.
- Suggestion to use Cobble Stone on absorptive base as the pavement and drive way, therefore all areas surround the building could function as natural water absorption bed.
- The majority of parking areas are built above ground at the base of the tower. This will reduce operational energy since it does not require mechanical ventilation and artificial lighting (during the day). A more sustainable choice than multi level basement parking areas. The above ground parking is cheaper to built and minimize the site coverage undergrounds, hence freeing up 70% of the total site area of 7.000 sqm as natural absorption soil for rain water.
- Large and lush trees will grow abundantly on the water-absorbent site and landscape area surrounding the Allianz Tower. This green environment will reduce the heat from the sun and lower the temperature surround the building. We hope Allianz Tower would awaken the Sustainable and Green spirit and be a good example to the high-rise building development in Urban Jakarta area. A building that preserves the environment.
